How we calculate this
We simply add up the one-off costs you enter: removals, solicitor / conveyancing, survey, mortgage arrangement fee and any other costs. Items left at zero are dropped from the breakdown. The total excludes the deposit going towards the property itself.
We deliberately do not estimate Stamp Duty Land Tax (or Scottish / Welsh equivalents), because rates, thresholds and reliefs change and depend on your circumstances. Verify your stamp duty figure on GOV.UK or with a solicitor, and add it under "Other costs".
The real cost of moving home
Buying or moving home costs far more than the deposit. Between conveyancing, surveys, removals and lender fees, the extras routinely run into several thousand pounds — money you need available in cash on top of what you are putting towards the property. This calculator helps you gather those costs in one place so there are fewer surprises.
Typical costs to budget for
- Removals. A van and crew, or a full packing service.
- Conveyancing. Your solicitor's legal work and searches.
- Survey. From a basic condition report to a full structural survey.
- Mortgage fees. Arrangement and valuation fees charged by the lender.
- Other. Estate agent fees if selling, storage, cleaning, and any stamp duty you have checked separately.
Example calculation
On a £300,000 home you might budget £1,000 for removals, £1,500 for conveyancing, £500 for a survey, £1,000 in mortgage fees and £300 of other costs — around £4,300 before any stamp duty. Your figures will differ, so replace the defaults with real quotes as you get them.

Frequently asked questions
Does this calculator include stamp duty?
No. Stamp Duty Land Tax (and the equivalents in Scotland and Wales) changes over time and depends on your circumstances, so we don't estimate it here. Check the current rate on GOV.UK or with a solicitor, then add the figure into 'Other costs'.
What's a realistic budget for removals?
It depends on the size of your home, the distance and how much you pack yourself. Get a few quotes early. The default figure in this tool is only an example — replace it with a real quote once you have one.
Should I include estate agent fees?
If you are selling, yes — add them under 'Other costs'. Estate agent fees are usually a percentage of the sale price and can be one of the largest costs of moving.
Does this include my deposit?
No. The total is the cost of moving on top of your deposit, so you can see how much extra cash you need to set aside beyond the money going towards the property itself.
